What is an urgent repair in Victoria?

An urgent repair is a problem that needs immediate attention because it affects your health, safety, security or essential services. Examples include:

• a burst water service, serious water leak or flooding
• a blocked or broken toilet system
• a gas leak or dangerous electrical fault
• a serious roof leak, or serious storm, fire or impact damage
• failure of essential services such as water, hot water, cooking, heating, electricity or gas
• a fault or damage that makes the property unsafe or insecure, including a broken lock or a smoke alarm issue

Urgent repairs outside business hours

If an urgent issue occurs outside business hours, please contact the relevant emergency trade below. Keep receipts and invoices for any emergency work arranged.

Please be aware that if the contractor finds that the reported issue is due to tenant misuse, damage, a tenant-owned appliance, or another renter-related cause, any associated call-out, inspection or repair costs may be passed on to the renter.
